Capital Allowances

Cahoots understand that your accountant is already be working hard to make sure that you receive all of the benefits your business is entitled to. However without the surveyors and legal expertise needed to produce a claim report and supporting costings calculations a PEFFs claim won't be possible.

A Capital Allowance (PEFFs) is a taxable benefit against expenditure on, Plant and Machinery, for the purpose of the trade. This means that a claim may be possible if you have renovated, extended or constructed commercial property.

You do not have to own the building to make a successful claim. The tax benefit is available to the individual, company or partnership that incurred the relevant expenditure or purchased the property

Capital Allowances are used to:

  • Reduce a company or individual’s tax bill

  • Recover tax paid

  • Enhance property sales

  • Become a balance sheet asset​

 

Clients must be: UK Tax Payer, own or lease and have capital expenditure on a commercial property.

Land Remediation Relief

If you are a limited company involved in property, construction or groundworks you should be familiar with LRR, if not we need to talk!

 

Companies that acquire contaminated or derelict land for the purposes of their trade or UK property business can claim an enhanced deduction of 50% or 150% for the clean-up costs.

​

For land remediation relief to apply, contamination must have been caused as a result of industrial activity, including mining or quarrying, manufacturing, utility supply or ongoing construction work. Additionally, the contamination must be seen to be causing relevant harm, or have the potential to cause relevant harm to humans or animals, or have the potential to significantly pollute groundwater, streams, rivers or coastal waters.

This relief can be claimed on past developments and can add value to future projects.

The credit can help improve cash flow and improve profitability, so it’s worth exploring whether you could be eligible. If you, or your clients, have developed brownfield sites, or have refurbished commercial property assets, then please make sure you talk to us about whether you might qualify.

Are you familiar with these additional qualifying contaminants?

  • Asbestos - Cleaning asbestos is one of the most common forms of qualifying land remediation works.

  • Japanese knotweed - Dealing with it is expensive as the protocols for removal are very specific, but the good news is this is now an allowable expense for land remediation relief!

  • Arsenic or Radon - Naturally occurring, arsenic and radon often become expensive extras when dealing with land and property development. Barrier systems can be included in remediation costs.
